Small, well managed development in the heart of the best of Costa Rica at a price that can be afforded. Safety in numbers as well as clear title and registered survey. The town of Sierpe is known as the gateway to the Osa Peninsula. For years travelers have come through Sierpe on their way to visit one of the last easily accessible frontiers of the world and certainly Costa Rica. The peninsula is known as "The most biologically intense place
on the planet" and for good reason. Mostly only accessible by boat or horse and made up primarily of National Parks, Forest Preserves, Protected Beaches and Mangrove Preserves, it is a pristine natural wonder.
People from all around the world pass though Sierpe giving the town a flair not seen in other surrounding towns. It has paved streets, several very good riverfront cafes, several nice hotels, modern grocery, bakery, butcher shop,
hardware, boat and motor repair, and most everything you need. It is only 15 minutes from Palmar Sur which has an airport with daily flights to San Jose via several airlines. Another ten minutes from Palmar is Cortes, the County
seat with government offices and a state of the art hospital under construction. |
Recreation is king in Sierpe with literally 100's of miles of channels through the mangrove to canoe, kayak or boat
through. 100's of miles of trails for hiking, biking or horseback riding. The Sierpe river is a deep water river that runs through Sierpe and on to the pristine Pacific Ocean where there are white sand beaches, surf, fishing, diving, whale watching and all that that the Pacific ocean has to offer.
What the world hasn't discovered yet is that the town of Sierpe is an ocean port and can be reached by 60+ foot boats in any tide. The Sierpe River is perhaps the best harbor on the Pacific Coast of Costa Rica and yet, for the
most part, is still un-discovered. Sierpe has population of friendly Ticos and Ticas who look you in the eye and shake your hand. Located on a dead end road it is safe, quiet, tranquil, clean, and makes
you feel at home. Sierpe is a town you can easily and quickly fall in love with.
The Development

The development is basically parcels/lots with either direct river access or through a common dock (for people to put boats and go fishing in the river and ocean nearby). As we are developing it for high-end customers, some by laws will be in place (restrictions on what you can build, cleanliness, monthly fee, etc) and an owner association will be set up to regulate this issues.
The development includes electric infrastructure, gravel private roads leading to all parcels, asphalt public road leading to all small lots, and a common dock pending local authorities permits.
All Development is already done
Now to the specifics, these are the options:
1. River parcel at $150,000 (at least 5000m2 each), it means you buy at about 30$ per m2 for something that currently goes for 50$ per m2 or more in this area and is constantly going up.
2. Interior parcel at $90,000, with no direct river access, also at least 5000m2 (usually more) .
it means you are buying at appx. 18$ per m2 for something that currently goes for 35$ per m2. And this is
certainly going up as other people in town are already starting to increase prices.
3 . Smaller appx. 1200m2 public road lot at $45,000. Those lots will have also permits to build certain types of businesses, as opposed to the parcels which are strictly residential with an option of building and operating a small Bed & Breakfast accommodation (as set in the by laws).
